Rule

Never tell lenders what rates we are willing to accept. Let them give their numbers first, then ask if they have flexibility. Do not reveal our ceiling.

Purpose

Using lenders and OPM helps us buy more deals, move faster, preserve our cash, and scale the company.

Definitions

Hard Money Lender: company lending on investor deals.

Private Lender: individual lending their own money.

Loan Term: how long we have to pay it back.

Points: upfront lender fee. One point equals one percent of the loan amount.

80% to 100% funded, 8% to 12% interest if possible, lower when available, under 10 day closing ideal, and low money down whenever possible.
